There are many that get into the music business as starting rappers with the aspiration of making it big.

Unfortunately, there are many rappers that will not make as much as they had in their minds.

However, to those that are determined, disciplined, and who are willing to put in the effort to make it, there are many ways that you can make money.

Rappers can make money in a variety of ways such as from record sales, live performances, tours, music videos, and other methods.

I will break down the question “how do rappers make money?” by going over the actual methods they use to generate cash.

One way for rappers to make money is to sell their music albums.

Although album sales used to be a much greater source of income in the past decades than today, for rappers it still remains a viable way of making money.

Live Performances

To those rappers who are able to get live performances, tours, and shows can make a good amount of money.

Even though many consumers can stream concert videos, shows, and tours online, it is incredible how many people will take the opportunity to purchase tickets to attend a show in person.

Royalties

Rappers who are able to produce copyrightable material can certainly make money from royalties by licensing their work.

A rapper is an artist or a professional just like any other professional in the music business and he or she can turn their passion and talent into a regular stream of income.

You can generate royalties by writing or composing the rap songs, creating the sound recording or audio for a rap song, or both.

One of my personal favorite ways of making money is through YouTube.

Every day, billions of videos are being viewed and consumed online and YouTube has a large market share.

What Income Do You Need For A $800,000 Mortgage 

If you are looking to get an $800,000 mortgage, it means that you are looking to buy a house worth at least $800,000 or more.

In other words, if you are buying a home worth $800,000 and you plan on leaving no cash down payment, then you’ll need an $800,000 mortgage.

However, if you are buying a more expensive home, say $900,000, and need an $800,000 mortgage, you’ll need to leave a cash down payment of $100,000.

Although everyone’s credit history and circumstances are different and we cannot give a general answer applicable to all, let me calculate for you how much income you need to get yourself an 800K mortgage depending on the purchase price of your house.

House Purchase Price of $800,000

If you are looking to buy a house leaving no cash down payment where you’ll finance the entire purchase price with an $800,000 mortgage, you’ll need an income of $149,214 per year before taxes.

Your monthly payment to pay your mortgage comes out to $3,482.

This figure assumes the following:

  • No cash down payment
  • 3.25% interest rate
  • 30 year mortgage term

House Purchase Price of $900,000

If you are going to purchase a house worth $900,000 and leave a $100,000 cash down payment where you’ll need a mortgage for an 800K financing, you’ll need an income of $149,214 per year before taxes.

You will have to pay $3,482 monthly mortgage payments.

This figure assumes the following:

  • $100,000 cash down payment
  • 3.25% rate of interest
  • Mortgage term of 30 years 

As you see, since you are financing $800,000 out of the purchase price, the salary you need per year is equivalent to the scenario where you are financing the purchase of an $800K home and leaving no cash down payment.

House Purchase Price of $1,000,000

Let’s look at a third scenario to make sure you have the information that you need.

Now, let’s say you are buying a $1,000,000 home where you will leave $200,000 in cash down payment and you’ll need a mortgage of $800,000 for the balance.

In this example, since the amount you’ll need to finance at the bank is always $800,000, you will still need a salary of $149,214 per year to be able to afford this house.

Rule of Thumb Calculation

I personally believe that anyone purchasing an expensive home should make the appropriate budget of their earnings and expenses, speak with their lender to see what type of mortgage options they can get, and make an informed decision.

However, if you don’t want to go through a detailed calculation to determine the feasibility of your desire to get a home requiring you to get $800K in mortgage, you can use a simple rule of thumb calculation.

25% of Total Mortgage 

One rule of thumb approach is that you will need to make an annual salary of at least 25% of the value of your loan to be able to afford it.

In our case, to get an 800K mortgage, you’ll need to make an annual salary of $200,000 to be able to afford it.

25% Mortgage Payments

Another rule of thumb approach uses the same principle but with your monthly mortgage payments.

The idea is that you should not pay more than 25% of your take-home income for your mortgage.

In our example, for an $800K mortgage, 30 year term, 3.25% interest, your monthly mortgage payment comes out to $3,482.

If $3,482 should not be more than 25% of your take-home income, it means that you will need to have a $13,928 take-home income.

If your tax rate is 37%, you’ll need a gross salary of $249,456 per year to afford your $800,000 mortgage.

How To Qualify For 800K Mortgage

There are many factors that banks and lenders will consider to qualify you for an $800,000 mortgage.

First, $800,000 is a lot of money.

This means that the lender will want to make sure that you have good credit and capacity to pay back the money.

Also, the lender will want to make sure that your house is effectively worth as much as you are willing to pay for it.

To qualify for a mortgage, here are some factors that lenders consider:

  • Your creditworthiness 
  • How much cash down payment you are leaving
  • The rate of interest 
  • How much debt do you have in general
  • The value of the house you are purchasing 
  • If there’s a co-signer or the mortgage

Here is another guy claiming that anyone can make a lot of money online in a super and easy way!!

Well, let me tell you facts from fiction.

If you want to make money, online or from other sources, you will need to put in the time, energy, and potentially some investment.

I personally have different channels where I earn passive income online and love it.

However, I reached this point by working hard, putting in the time, and making sacrifices. 

It did not come easy.

I can tell you one thing, when I started seeing real money coming in from my online sources, I was ecstatic!

In this article, I will tell you about 4 steps in making an income by giving you examples of channels I personally use to make money online.

4 Step Income Blog

The first way you can make money online, as I do, is to start a blog and make passive income.

With this method, I personally generate thousands of dollars a month and it’s one of my favorite ways of earning money online.

I have to caution you that even though you are earning a “passive” income, it does not mean that starting a blog is easy and “passive” as well.

It will take a lot of your time and will require effort, but the payoff is well worth it.

Let’s look at the four steps to making money with a blog.

Step 1: Find A Niche

The first step is to find a niche for your site.

In other words, decide on what topic you will want to write about.

For example, on this website, I write about making money, particularly generating passive income.

That’s an area that I’m passionate about, love writing about, and have significant personal experience.

Choose a topic that you will love to write about.

If you want to choose a niche in an area that you love and with little to moderate competition online, you can use keyword research tools to help you search for topics or niches.

Step 2: Get A Domain And Hosting

The second step is to find yourself a domain name and web hosting.

Your domain name is essentially the web address to your website.

On this website, my domain is passive-income.zone which is what you will need to type in your browser to get to my site.

Choose a domain name that will represent your idea well and you can associate with it.

You don’t necessarily need a domain name that matches a specific keyword (like this website that matches the “passive income” keyword).

What you need is a domain that is generic enough that will allow you to write on your niche and expand into other niches as your site grows.

There are many amazing domain name providers out there where you can get great deals, look for one that fits your needs and budget.

You also need web hosting, which is a space online where your website will live.

Your domain name is like your home address and your web hosting is like the piece of land on which your house is built.

To get your online piece of land, you should get in touch with web hosting service companies offering different types of plans from small plans to very large ones.

You can start with any base plan if you are new to blogging.

Step 3: Build Your Site

The next step is to build your website.

Don’t worry, you don’t need to know how to code or do web development to learn how to build amazing blogs and websites.

You can purchase website themes that are pre-built specifically for blogs.

There are various companies offering pre-built themes that get the job done ranging from $20 to $75 for those starting out.

Once you have purchased your website theme, you will then need to launch your site on your domain.

There are many reasons why a company would want to use debt to pay a special dividend to its shareholders.

The most common reason why a company will use the dividend recap model to pay special dividends is to allow private equity firms, private investors, venture capitalists, or other types of early investors to exit as an alternative route to an IPO.

Another reason why a recap of dividends will be considered is for private equity firms to remain invested in a private company but recover some of their initial investment to reduce risk.

Another reason why dividend recaps may be considered is to allow a company to reward its shareholders without using its earned profits and by tapping into a low-interest rate of interest on its debt.

Companies can also use the dividend recapitalization process to do minor capital restructuring or even major ones leading to changes in the power structure within a company.

Paying dividends using debt is certainly not something that companies can afford to do recklessly or without proper consideration.

Think about it, the company is using money it does not have to reward its shareholders.

Clearly, shareholders reap the reward but at the expense of the company having more debt on its balance sheet.

If the company does not carefully assess its cash flow needs, profitability, and has a good financial forecast, the additional leverage can increase the company’s risk of defaulting on its financial obligations.

This is beneficial for them as they are able to reduce their investment risk and get back some of their capital to invest in other profitable ventures.

However, critics argue that this practice puts a significant debt burden on the private company which will need to live with the additional debt on its balance sheet.

By having more debt on its balance sheet, the company will appear riskier to banks and other traditional lenders and will be more vulnerable to changes in the market conditions.

Let’s look at a dividend recapitalization private equity example to better understand how it works.

Imagine that a private equity firm invests $50,000,000 in a private company.

The private company is still not ready to get listed in the stock market via an IPO and so the private equity firm expects to remain invested for another 3 to 4 years.

To reward the initial round of investors that invested in this private company, the company takes on $10,000,000 in debt to pay a special dividend to shareholders.

The $10,000,000 dividend represents a 20% return on the private equity firm’s investment allowing them to reduce their investment exposure without diluting their share percentage in the company.

For the private company, it must deal with this additional debt on its balance sheet expecting that it will be able to assume this debt with its growing revenues.

An ETF refers to “exchange traded funds” typically offering investors the ability to track broad indexes such as S&P 500 or the Russel 2000.

This type of investing is focused on earning a return based on the appreciation of the value of the ETF over a period of time (capital gains).

However, there are ETFs that tend to focus on dividend paying stocks and thereby pay their shareholders dividends on a regular basis.

This type of investing is focused on income.

Investors looking for a relatively safe investment may focus on buying dividend paying stocks directly or an ETF primarily focusing on dividend stocks.

Having said that, now let’s look at how do ETFs pay dividends and how it all works!

ETF Overview

Exchange-traded funds typically invest in a collection of different securities and assets creating a specific type of portfolio as outlined in the ETF prospectus.

There are many ETFs that hold stocks as they tend to adopt a growth investment approach.

Just like stocks that you purchase in the stock market, you can purchase shares of ETFs as they are listed in an exchange.

Since they are highly liquid, you can buy and sell ETF shares on a daily basis through a broker or your brokerage account.

Type of Dividends

ETFs can pay their shareholders two types of dividends:

  • Cash dividends paid to the shareholder
  • Dividends reinvested back into the underlying ETF investments 

Just like dividend stocks, ETF dividends are paid based on a schedule defined in the ETF prospectus.

To be entitled to the next dividend payment, you’ll need to purchase the ETF shares prior to the ex-dividend date so you are a shareholder of record on the dividend record date.

Cash Dividends

ETFs can have investments in different dividend paying stocks entitling them to receive dividends from time to time.

Those ETFs that offer to pay dividends in cash to their investors will collect the dividends they earn on their investments and then pay them out in cash to their shareholders.

Some ETFs may keep the dividends received in cash until the time they are required to make a payment while others may invest the dividends temporarily until they are required to make a cash dividend payment.

There are other ETFs that reinvest the dividends they receive back into their underlying investment portfolio.

In essence, the shareholders do not receive dividends in cash but are given additional shares in the ETF.

Reinvesting dividends can be a good way of amplifying the investment return by taking advantage of the compounding effect.

A shareholder has the option of selling the additional dividend reinvestment shares in order to convert the shares into “cash”.

What Is A Dividend Checking Account 

A dividend checking account is a type of checking account that you can use for your day-to-day banking needs and where you earn a dividend on your account balance.

Typically, you’ll find dividend checking accounts offered by credit unions as opposed to traditional banks (although you may find them at some traditional banks).

In essence, with a dividend-bearing checking account, your credit union pays you a return on your balance much like a savings account while you have access to your funds to perform your daily financial transactions.

You can consider the checking account with dividends as a hybrid between a savings account (or a certificate of deposit) and a checking account where you can regularly use the account for your financial transactions but earn dividends on your account balance.

Account Features

Although different credit unions will offer different types of dividend checking accounts, the most common feature of such accounts are:

  • You can open the account by putting in a minimum deposit 
  • You’ll earn dividends on your account balance 
  • You can do direct deposits
  • You can get online statements 
  • You can write checks
  • You can get a debit card linked to the account 
  • You’ll have mobile banking access 

In addition to the above dividend checking account features, your checking account balance with credit unions is insured up to $250,000 by the National Credit Union Administration.

Dividend Returns

You can practically say that checking accounts do not provide you with any return on your money. 

At best, you may get a few cents or dollars here and there but nothing close to what your money has the potential of earning.

With a dividend checking account, you can actually earn some return on your account the same way as you would with a savings account but have the ability to use the account as much as you would a checking account.

You are essentially paid interest in the form of dividends paid directly to your account (most of the time on a monthly basis).

Account Qualification

Certain types of checking accounts paying dividends require that you meet specific qualification criteria to be entitled to receive dividends.

For example, the Neighbors Federal Credit Union has four dividend checking account qualifications criteria per month:

  • You must perform at least 10 debit card swipes
  • You must maintain an average daily balance of $1,500
  • You must perform at least 1 ACH deposit or withdrawal 
  • You must be enrolled for estatements

If you meet the qualification criteria, you’ll earn dividends and have the flexibility to use the account as your checking account.

There are online banks that offer dividend checking accounts without charging you any monthly fees and may have no minimum deposit requirement for you to open your account.

Dividend Checking Account Examples

Different credit unions and banks offer dividend checking accounts with different features, options, and requirements.

Let’s look at a few examples of dividend checking accounts to illustrate the concept.

The first example is the dividend checking account offered by Credit Human having the following features:

  • Requires a $25 minimum deposit when you open the account
  • Pays dividends on a monthly basis
  • Monthly fees are waived if you are enrolled in direct deposit or get online statements
  • You can write unlimited checks and debit card usage
  • You have free online and mobile banking access 

The second example is that of Wright-Patt offering dividend-bearing checking accounts having the following features:

  • You need to deposit a minimum of $1,000 in your account
  • You can write unlimited checks
  • Free mobile and online banking 
  • Access to debit or ATM card 
  • Higher dividend rates for balances over $25,000
